There is no doubt that Grand Boulevard has been on the upswing in recent years. To the north, Grand Center continues to be a focal point of activity for the arts and education. To the south, Grand South Grand has increasingly become a South City alternative to the Delmar Loop. Tower Grove Park and SLU have really added to the mix as well. However, one of the greatest failures along the street has been the area between Gravois and Chippewa.
To be more precise, the area south of Utah and north of Osage. Discounting North St. Louis (that is a whole other story), this section of the street is the farthest behind in tapping it’s potential. Populated by a variety of suburban-styled fast food establishments, the most rundown Schnuck’s in South City, a former grocery store turned office, cookie-cutter stripmalls, a recent yet uninspired retired-housing project, and a plethora of vacant and underused properties; it doesn’t take a urban renewal specialist to realize the area isn’t all it can be. With the success of the 3-lane configuration test on South Grand, the powers that be decided to leave the bollards and concrete dividers creating the effect in place. The idea was that it would help people get used to the new layout, which is looming. The only problem is that those chunks of concrete are ugly. Read more

After being under construction for years (literally), the commercial storefront at 3182 Morganford appears to be nearly ready for business. So what’s going to open up in this long vacant space at Morganford and Connecticut? A restaurant called Plaza Cafe & Grill. Read more

We ran into a few snags along the way, my contractor bailed on me with two weeks to go, and there was a nice little delay in getting the concrete countertops in, but my rehab project at 3969 Humphrey is finally complete. Read more

It’s been a little over two months since I last posted about my ongoing rehab project, but I am happy to say that it will be done in less than two weeks. Trim work is about halfway complete so it will mostly be odds and ends from here on out. Read more

If you frequent South Saint Louis, you have no-doubt seen Morganford Road. Stretching north and south from Arsenal at Tower Grove Park to Bayless in South Saint Louis County, the street is quite prominent. That is why it is so perplexing that there is no consistent name given to the street. Is it Morganford or Morgan Ford? Read more

You know a neighborhood is on the right track when it can support not only two business districts (South Grand and Morgan Ford), but also a hodge-podge of businesses interspersed throughout the neighborhood. That is exactly what continues to happen in the neighborhood of Tower Grove South with the soon-to-be-opened A Walk in the Park Pet Spa.

I haven’t posted anything about the proposed changes to the streetscape on South Grand since early last year as these projects tend to drag on forever. Thankfully, it looks like things are finally coming together. In fact, the 3- lane proposal (my personal favorite) is actually being tested right now. Read more

The mixed-use property on the SE corner of Morgan Ford and Connecticut is an example of one of those buildings that seems to be in a perpetual state of construction. In the early part of the summer of 2008 it looked like the place was nearly finished, but it has sat relatively idle since then. Until now that is. Read more

Let me go on the record as saying I love historic architecture. It humbles me to think that with all the technological advancements of the last 100 years, the buildings of 100 years ago display a level of craftsmanship that seems to be lost in the modern day. That being said, our current system of preserving these historic structures misses the point entirely Read more

The already decorative storefronts along the Morganford Business District in Tower Grove South are taking things to the next level. The Tin Can has had their “beer can” sculpture up for some time now, but to my knowledge, the rest of these have popped up within the last few weeks. Read more

We closed on the rehab at 4218 Connecticut a couple weeks ago and all the bills are finally paid so the profits can be dispersed. It took way to long to finish everything, but in the end, there was a respectable amount of profit to show for it. Not only did we make money, but the differences in the building before and after construction are amazing.

I was driving along the Morganford Commercial District last week in the TOwer Grove South Neighborhood and I noticed these banners on all the streetlights along the street. I don’t know if they have been up for a while and I just noticed them or if they are new, but they add something to the strip. They aren’t too fancy, but add a bit of cohesive flair to the area. As long as they replace them when the weather starts to wear on the banners, it looks like a nice addition.

I am happy to say that my rehab project, which was my life for 5 months worth of weekends and evenings, is now under contract. I should mention that this is after only 5 days on the market. And this offer came in on Sunday so it was really about 3 days. I also had a verbal offer (too low) and another buyer who was going to write one today. I couldn’t be happier with the response.
